All Sellers "beam" upon receiving a full price offer on their property. After all, I've presented all the comparables and through careful consideration, the price they chose is (in their opinion) absolutely "fair market value." Unfortunately, the first page of The Arizona Association of Realtors Residential Real Estate Purchase Contract is only page one. A lot can happen (and does) from the beginning to the end of an offer to purchase, especially when considering the inclusion of accompanying addenda.

What is it that they need from you? Is it possible for them to improve their offer? These are questions you as a Seller need answered. When presenting an offer (all offers) for the purchase of your home, I'll indicate the merits and pitfalls along with all of the options available to you. From there we will proceed with negotiating to the best possible price, terms and conditions for the sale.
Strangely, there are times when a full price offer and those exceeding full price are not to be entertained.
